Daytona Beach, FL – The spring and summer home-selling season kicks into high drive through May, pushing both sales and prices higher across the area.
That’s according to the Daytona Beach Multiple Listing Service (MLS) data analyzed by Wyse Home Team Realty in Port Orange.
The MLS shows that 543 existing single-family homes were sold in the greater Daytona Beach area with a median sales price of $245,000.
That’s a 3% jump compared to the numbers from the same month last year, and a 12% increase over sales in April.
The median sales price for homes sold across Daytona was 6.5% higher in both monthly and annual comparisons.
“Sales are still running slightly behind last year’s totals, but the numbers are improving,” said Ron Wysocarski, Broker and CEO of Wyse Home Team Realty.
Year-to-date, single-family home sales are down by 2.5% across the Daytona area, while prices are up by just over 3%. Sales volume is also up 10% compared to the first five months of 2018, according to the MLS.
Inventory levels also fell slightly lower in May than they did in April. But, totals were better in May of 2018.
And, year-to-date, the inventory of single-family homes listed on the MLS is up by 4% over the same period last year.
Wyse Home Team Realty also analyzed data for key areas where homebuyers shop.
Ormond Beach again showed the strongest sales totals in May. The city also saw the strongest sales gains, with totals up from 121 in April.
New Smyrna Beach still holds the title for the highest median sales price in May ($350,000).
