Daytona Beach, FL – Following a slow first quarter of the year, home sales pick up slightly.
For the month of April 2019, the Daytona Beach Multiple Listing Service reports that 483 single-family homes were sold in the greater Daytona Beach area with a median sales price of $230,000.
That marks a 4% rise in sales compared to the same month last year, and just shy of a 1% increase in median sales prices.
“We were happy to see sales pick up a little bit in April after a rocky start to the year,” said Ron Wysocarski, Broker and CEO of Wyse Home Team Realty in Port Orange.
Compared to March, sales were up by 11% and median prices remained stable.
Year-to-date, single family homes sales are down by more than 4% across the Daytona area, while prices were up by just over 2%.
But, inventory levels fell in April, leaving buyers with 113 fewer homes on the market to choose from than were available for March.
Despite that drop, inventory levels remained 3% higher in April than it was in 2018. And, year-to-date, inventory levels are up by 5%, according to the data from the MLS.
In total, 2,458 single family home listing were active at some point during April of 2019.
Wyse Home Team Realty also analyzed the data for key area where homebuyers shop.
Ormond Beach showed the strongest sales totals in April. Mainland Daytona Beach saw the strongest sales gains, with totals up to 95 from just 57 in March. New Smyrna Beach also had the highest median sales price in April.
