Daytona Beach Home Sales & Prices Up In December & Throughout 2017

Daytona Beach, FL - Single-family homes sales and prices in Daytona Beach jumped in December and throughout 2017 despite a trend of low inventories.

According to the Daytona Beach Multiple Listing Service (MLS) provided by the Wyse Report:

In 2017,

  • 4,911 detached, single-family homes were sold in the Daytona Beach area at a median sales price of $215,000.
  • All property type sales increased 5.5%.
  • Existing detached, single-family home sales increased 3%.
  • All property type median sales prices increased 8%.
  • Detached, single-family home median sales prices increased 10.8%.

In December,

  • 415 existing detached, single-family homes were sold in the Daytona Beach area at a median sales price of $222,000.
  • Home sales increased 26.5%.
  • Median sales prices increased 9%.

“Area homeowners enjoyed the benefits of a strong real estate market in 2017 and it was great to see some of the year’s early predictions about double-digit increases in median prices this year come true,” said the CEO of The Wyse Home Team at Keller Williams Realty, Ron Wysocarski.

Home sales and median sales prices in the Daytona Beach area compared over 2016 and 2017:

  • 2017 Sales (All property types): 8520 sold at a $180,000 median sales price.
  • 2016 Sales (All property types): 8079 sold at a $166,500 median sales price.
  • 2017 Sales (Detached, Single Family Homes): 4911 sold at a $215,000 median sales price.
  • 2016 Sales (Detached, Single Family Homes): 4762 sold at a $193,900 median sales price.

Home sales and median sales prices in the Daytona Beach area over previous months and years:

  • December 2017: 415 sold at a $222,000 median sales price.
  • December 2016: 367 sold at a $199,900 median sales price.
  • November 2017: 328 sold at a $204,000 median sales price.
  • November 2016: 346 sold at a $201,250 median sales price.
“Single-family home sales were strong in December,” said Wysocarski. “It was a great way to close out the year.” According to Wysocarski, the number of home listings was "fairly consistent" during the month of December. Usually, the number of listings would decrease during this time of year.  Active home listings in the Daytona Beach area over the last 3 years:
  • 2017: 2687 single family homes (3.4% fewer than in 2016).
  • 2016: 2783 single family homes.
  • 2015: 3570 single family homes.

Active home listing in the Daytona Beach area over previous months and years:

  • Dec. 2017: 1762 single family homes.
  • December 2016: 1785 single family homes.
  • November 2017: 1792 single family homes.
  • November 2016: 1832 single family homes.

“Demand remained high all year, and overall, home sales would have been much higher in 2017 if inventory levels hadn’t remained so tight through most of the year,” said Wysocarski. During the last quarter of 2017, the number of homes on the market finally began to catch up, said Wysocarski.
