Sales Of Single-Family Homes In Daytona Area Plummet 7.4% In January

Daytona Beach, FL – Sales of single-family homes in the Daytona Beach area plummeted in January, but median sales prices remained strong, according to a report by The Wyse Home Team Realty.

According to Multiple Listing Service (MLS) data provided by The Wyse Report, 288 existing detached single-family homes were sold in the greater Daytona Beach area with a median home sales price of $214,250 in January of this year. That’s a decline of approximately 7.4% in overall sales compared to January 2017. On the other hand, the numbers also reflect a 7% increase in median sales prices year-over-year.

“Although it appears 2018 home sales got off to a slow start, I don’t think it’s an indicator of what the year will bring,” Ron Wysocarski, Broker and CEO of Wyse Home Team Realty in Port Orange, says. “I think we will see things pick up, and the spring and summer home sales season this year will be a busy one.”

  • Jan. 2018: 288 sales, $214,250 median sales price.
  • Jan. 2017: 311 sales, $200,000 median sales price.
  • Dec. 2017: 415 sales, $222,000 median sales price.
  • Dec. 2016: 367 sales, $199,900 median sales price.

Inventory levels for detached single-family homes in the greater Daytona area spiked up just over 3% in January 2018 compared to January 2017, according to MLS data. You can find the data regarding the inventory of single-family homes around Daytona, courtesy of The Wyse Report, below:

  • Jan. 2018: 1824 single family home listings were active at some point during the month.
  • Jan. 2017: 1766 single family home listings were active at some point during the month.
  • Dec. 2017: 1762 single family home listings were active at some point during the month.
  • Dec. 2016: 1785 single family home listings were active at some point during the month.
  • Nov. 2017: 1792 single family home listings were active at some point during the month.
  • Nov. 2016: 1832 single family home listings were active at some point during the month.
