Daytona Sales Of Single-Family Homes Dropped In August; Prices Rose Again

Daytona Beach, FL - Sales prices of single-family homes in Daytona kept rising in August, as overall sales and inventory levels dropped, according to a Wyse Report released Wednesday from The Wyse Home Team at Keller-Williams Realty. The Daytona Beach Multiple Listing Service (MLS) reported that there were 416 existing detached single-family homes in the greater Daytona area with a median sales price of $225,000 for the month of August. That's a 15% increase in median sales prices and a 10.5% decline in sales year-over-year, according to The Wyse Report. Month-to-month, median prices rose 4.6% and fell 10.5%.   • August 2017: 416 sales, $225,500 median sales price.
  • August 2016: 465 sales, $196,000 median sales price.
  • July 2017: 466 sales, $215,000 median sales price.
  • July 2016: 448 sales, $195,000 median sales price.
  • YTD 2017: 2963 sales, $210,000 median sales price.
  • YTD 2016: 2875 sales, $189,700 median sales price.
Ron Wysocarski, leader of The Wyse Home Team at Keller-Williams Realty in Port Orange says that inventory issues continue to create roadblocks for many buyers. "Now that some homes are coming off the market to await hurricane-related repairs, we could see inventory levels deteriorate further,” says Wysocarski. MLS data shows that the market for available single detached family homes dropped 11% since last year. In total, 2257 single family homes have been listed so far this year. That’s 282 fewer homes than were listed during the same period in 2016 and 1016 fewer homes than were listed in the first half of 2015.
