March Condo Sales In Daytona Up 37% From Month Before; Inventory Levels Rise

Daytona Beach, FL – Condo sales in the greater Daytona Beach area skyrocketed upward in March compared to the month before but dipped slightly compared to March 2017, and condo inventories continued to rise.

The Wyse Home Realty Team said that there were 132 condos and condotels sold in the Daytona area in March of this year with a median sales price of $216,000, according to Multiple Listing Service (MLS) data. That’s three fewer condo/ condotel sales compared to March of 2017. Sales prices were up 18% year-over-year. Sales in March rose 37% compared with February of this year, and sales prices increased 25% compared to February.

  • March 2018: 132 condo/condotels sold with a median sales price of $216,000.
  • March 2017: 135 condo/condotels sold with a median sales price of $183,000.
  • Feb. 2018: 96 condo/condotels sold with a median sales price of $172,450.
  • Feb. 2017: 115 condo/condotels sold with a median sales price of $154,000.
  • 120 condos sold with a median price of $227,500.
  • 12 condotels sold with a median price of $77,750.

Ron Wysocarski, Broker and CEO of Wyse Home Team Realty in Port Orange says that inventory levels for condos are on the rise in Daytona Beach, and changes in market conditions for condos could be coming. “We’ve been warning potential sellers since the new year to get their homes listed because a rebound of inventory levels is coming,” explains Wysocarski. “As an increasing number of units hit the market and compete for buyers’ attention, sellers may start seeing the effects at the negotiating table.”

MLS data reveals that there were 1002 available units for sale this March. That’s up from 982 listings in February.
