January 2018 Daytona Beach Area Condo Sales Are Up Compared To Early 2017

Daytona Beach, FL – Condo sales this January were up from sales recorded at the beginning of 2017, but down from sales recorded in December 2017.

According to the Daytona Beach Multiple Listing Service (MLS) provided by the Wyse Report, 93 condos sold in January at a median sales price of $190,000. Those sales figures were 18% percent higher than in January 2017. Median prices have also gone up 3% since then.

“It’s normal to see sales relax a bit in January as the excitement of the holiday season passes, and we await the onslaught of tourists rolling in for Race Week, Bike Weeks and Spring Break,” said the CEO of The Wyse Home Team at Keller Williams Realty, Ron Wysocarski. “Condo sales were right where we would expect them to be in January. In fact, it’s a strong start for the 2018 condo market.”

The low inventory trend remained the same in January with only 876 available units for sale. That is more than the number of units that were available in December, but it is 7% less than the 945 listings that were available in January 2017 and 12% less than were available in January 2016.

“The low inventory levels and strong economic conditions are helping condo owners sell faster and for more money than in years past,” said Wysocarski. “If you plan to sell this year, now is the time to get it on the market. There is a growing number of vacationers looking at second homes here.”

Combined condo and condotel data over previous months and years:

  • January 2018: 93 condo/condotels were sold at a median sales price of $190,000.
  • January 2017: 79 condo/condotels were sold at a median sales price of $185,000
  • December 2017: 117 condo/condotels were sold at a median sales price of $222,000.
  • December 2016: 98 condo/condotels were sold at a median sales price of $173,500

Separated January data for condos and condotels:

  • January 2018: 77 condos were sold at a median price of $226,300.
  • January 2018: 16 condotels were sold at a median price of $79,989.

January 2018 luxury Daytona Beach area condo sales included:

  • $590,000 condo sale at Island Crowne Condos in Daytona Beach on January 10.
  • $540,000 condo sale at Bella Vista Condos in Daytona Beach Shores on January 31.
  • $492,500 condo sale at Grand Coquina Condos in Daytona Beach Shores on January 12.
  • $490,000 condo sale at Minorca Condos in New Smyrna Beach on January 26.
