Daytona Condo Market Picks Up Pace In February

Daytona Beach, FL - Following a rough start to the new year, local condo sales and prices picked up in February.

The latest analysis from the Daytona Beach Multiple Listing Service shows 108 condos were sold around the area last month, a 12.5% increase in sales compared to February 2018's 96.

MLS also showed a 4% increase in median sales price during that stretch, going up to $180,000 versus $176,000.

"We're happy to see condo sales picking up," says Ron Wysocarski, Broker and CEO of Wyse Home Team Realty in Port Orange. "We will be watching the sales trends and prices closely as we move into the spring sales season."

Sales grew nearly 36% in February compared to the 79 units sold in January. Median prices in February also went up by 2% during that stretch, per MLS.

"One trend we're keeping an eye on right now is condotel sales," Wysocarski said. "With Bike Week visitors in town, March tends to be a busy month for these types of vacation condo sales."

The number of condotel sales fell last month to six, 17 fewer than during the same month in 2018, according to MLS. They sold for a median price of $91,250.

102 regular condos went off the market for a median price of $192,500, including three for over half a million dollars. The largest sale was at Ocean Villas in Daytona Beach Shores for $950,000.

Over $23 million worth of condos changed hands in February, which is over $1.3 million more than in January, per MLS.
