Daytona Beach Home Sales Dropped In Both Monthly And Yearly Comparisons

Daytona Beach, FL - Sales of Daytona Beach single-family homes dropped for November in both monthly and yearly comparisons, according to The Wyse Report from Wyse Home Realty. Multiple Listing Service (MLS) reports that 328 existing, detached single-family homes were sold in the greater Daytona area in November for a total median sales price of $204,000. That's a 5% decrease in sales and a 1% increase in median sales prices year over year. Month over month comparisons show that single-family home sales fell by nearly 14%, and median sales prices dropped by more than 6%, according to The Wyse Report.   • Nov. 2017: 328 sales, $204,000 median sales price.
  • Nov. 2016: 346 sales, $201,250 median sales price.
  • Oct. 2017: 381 sales, $217,500 median sales price.
  • Oct. 2016: 321 sales, $210,000 median sales price.
  • YTD 2017: 4478 sales, $212,080 median sales price.
  • YTD 2016: 4395 sales, $193,000 median sales price.
“Single-family home sales in November weren’t as robust as we’re used to seeing, but it was good to see some of the inventory gap closing. Hopefully having a few more options in the market will help some of those buyers who have been struggling to find their next home,” says Ron Wysocarski, CEO of Wyse Home Team Realty in Port Orange, FL. The inventory gap may be closing, as there were only 40 fewer available homes in Daytona in November of this year compared to last year (as opposed to 98 fewer available homes in October 2017 compared with October 2016). Homebuyers still saw a more than 2% drop in available homes this November as compared to November of last year. There were a total of 2633 available single-family homes in Daytona so far this year, according to The Wyse Report. You can find the Wyse Report's statistics for available Daytona homes below:
  • Nov. 2017: 1792 single family home listings were active at some point during the month.
  • Nov. 2016: 1832 single family home listings were active at some point during the month.
  • Oct. 2017: 1746 single family home listings were active at some point during the month.
  • Oct. 2016: 1844 single family home listings were active at some point during the month.
  • 2017 YTD: 2633 single family home listings have been active so far this year.
  • 2016 YTD: 2742 single family homes were listed by this time last year.
  • 2015 YTD: 3566 single family homes were listed by this time in 2015.
