Daytona Beach, FL - The Daytona Beach Multiple Listing Service is reporting a banner month for the area as home sale prices rise dramatically.

MLS reports that for the entire month of November, 2018, 356 single-family homes were sold in the Daytona Beach area for a median sales price of $239,850.

That amounts to a 4.7% increase in sales compared to the same month last year, and an 18% rise in median sales prices.

Compared to October, sales were down nearly 13% while median prices rose slightly.

"We're finishing the year nicely, with strong sales totals and high median sales prices," said Ron Wysocarski with Wyse Home Team Realty in Port Orange.

Inventory levels dropped a little compared to October, but the number of available homes was up by more than 11% compared to the same month last year.

Overall, 7% more homes have hit the market during the first 11 months of 2018 compared to the same time last year.

"The stronger the inventory levels are helping homebuyers who've waited all year to find the home of their dreams," Wysocarski said. "These buyers are motivated to finally get moved into a new place, and we're seeing evidence of that in strong sales totals."

Year-to-date, sales are up 4.5% and median sales prices remain nearly 8.5% higher than the first 11 months of 2017.
