
Daytona Beach, FL - While it was slower than August, single-family home sales across the Daytona Beach area rose for the second straight month.
The Daytona Beach Multiple Listing Service (MLS) reported that 390 single-family homes were sold in the greater Daytona Beach area with a median price of $232,500 in September.
While August saw more sales with 476, September outpaced the median sales price with a small increase from $230,750 to $232,500.
It amounts to a total 10% increase in sales compared to the same month last year and a 3.5% rise in median sales prices.
"Compared to August totals, local home sales were noticeably slower in September," said Ron Wyosocarski with Wyse Home Team Realty. "It's a typical trend for the Daytona Beach area as our students return to the classrooms and we await the arrival of our seasonal residents."
So far this year, sales are up by 4% and median sales prices remain 7% higher than the first 9 months of 2017.
Inventory levels of single-family homes on the MLS didn't hold as strong as prices did, showing a slight decrease.
And while it's the second straight month of decline for inventory listings, the inventory of available homes listed for sale remained well above the number of listings in September of last year. Nearly 9% more homes have hit the market during the first nine months of 2018.
"With the local inventory levels now on stronger footing, many Daytona area home seekers are finally seeing more of the properties and features they've waited months to find," Wysocarski said. "We expect area home sales to remain strong through the end of the year."
